Landlord sues tenant over repair costs

BELLEVILLE — A landlord is suing tenants for allegedly failing to leave the premises in good repair and breaching the commercial lease agreement.

RT Sauget LLC filed a complaint on Oct. 5 in the St. Clair County Circuit Court against Stellar Manufacturing Co. and Stellar Manufacturing Co. LLC, alleging they negligently used the plaintiff's premises for a noxious purpose.

According to the complaint, the plaintiff alleges that in March 2017, RT Sauget incurred $206,000 in maintenance and repair costs to a premises it owned and over $588,000 by the end of 2017. 

In February 2018, the plaintiff sold the property, but had to provide $1.1 million credit to the purchaser for the remaining repairs to the premises. 

The plaintiff alleges the defendants failed to surrender the premises in good repair and refused and continues to refuse to pay the balance due for 2017 operating expenses.

The plaintiff requests a trial by jury and seeks actual damages in an amount to be proven at trial, plus interest, attorney's fees, costs and any further relief as the court deems proper and just.
