Building owner sues tenant over leased property near Scott AFB

The owner of building located outside the main gate at Scott Air Force Base has filed suit against his tenant, alleging the tenant failed to rent the premises for five years as agreed upon.

Dong Ha Kim claims he owns a building at 747 Seibert Rd. in Scott AFB and agreed to lease the premises to defendant Gong Ju for five years on March 1, 2007.

However, on Dec. 16, Ju abandoned the premises, according to the complaint filed March 10 in St. Clair County Circuit Court.

Kim claims Ju owes him rent until the expiration of the lease on Feb. 28, 2012. In addition, Kim says he is owed $1,036 for the cost of repainting walls in the premises and $29,761.32 for water charges, late fees and property damages. In total, Ju owes Kim $110,254.32, the suit states.

In addition to the money he says he is owed, Kim seeks attorney's fees of 15 percent of the judgment, costs and other relief the court deems just.

Guang Ming Li of St. Louis will be representing him.

St. Clair County Circuit Court case number: 10-L-110.
