A St. Clair County property owner is suing tenants it says failed to pay rent.

SMA LLC filed the lawsuit Dec. 30 in St. Clair County Circuit Court against the owners of the Royal Bamboo restaurant located at 1333 Central Park Dr. in O'Fallon.

It accuses Kwong Yan Chu, Betty Chai Chu, Xia Ling Zhao and Gui Tong Liu of owing several months worth of rent.

According to the complaint, SMA signed a five-year commercial lease in April 2009 with Kwong Yan Chu and Betty Chai Chu. In September 2010, Zhao and Liu were added as tenants. SMA claims the rent has not been paid in months despite repeated demands to do so.

SMA is asking to be awarded the unpaid rent and late fees, plus interest, for breach of contract and at least $50,000 for damages and court costs.

SMA is represented by attorney Lori E. DaCosse of O'Fallon.
